Dear Conservation Easement Concerns,
Thoroughly reading the easement is essential to fully understanding what can and cannot be done on the subject property. I also recommend that a real estate attorney decipher the easement for you. Understanding all subdivision restrictions, building restrictions, development areas, and anything else in the easement is vital for deciding whether you want to move forward with the purchase. Conservation easements are not harmful if they are thoughtfully crafted, but not all conservation easements are created equally.
